What’s on the MLO (NMLS SAFE) cheat sheet
- Mortgage Loan Origination Activities (27%) — the largest area — the 1003 application, the six trigger items, qualification with DTI/LTV and the 4 Cs, processing, and closing.
- Federal Mortgage Related Laws (24%) — TILA/Reg Z (APR, finance charge, rescission), RESPA/Reg X (Section 8 kickbacks), ECOA, HMDA, TRID, and Dodd-Frank's ATR/QM rule.
- General Mortgage Knowledge (20%) — conventional vs. government loans, conforming and jumbo, fixed vs. ARM, PITI, points, PMI, and the secondary market GSEs.
- Ethics (18%) — mortgage fraud red flags, fair lending, redlining and steering, predatory lending, and professional-conduct scenarios.
- Uniform State Content (11%) — the SAFE Act, NMLS licensing vs. registration, education and renewal hours, and prohibited acts.
How to use it in your final week
- Front-load the two heaviest areas — Origination Activities (27%) and Federal Laws (24%) are over half the exam, so give the top of the sheet the most passes.
- Drill the disclosure timing until it's automatic: Loan Estimate within 3 business days of application, Closing Disclosure at least 3 business days before consummation, and the 3-day rescission window that runs after closing on refinances only.
- Rehearse the two ratios you'll actually calculate — DTI (total monthly debt ÷ gross monthly income) and LTV (loan ÷ lesser of value or price) — plus the 80% PMI and 43% QM benchmarks.
- Read the sheet the morning of the test, then pair each pass with a short timed practice set (120 questions in 190 minutes ≈ 95 seconds each) to keep your pacing sharp.
The cheat sheet is your review layer — your MLO (NMLS SAFE) practice test drives the exam-readiness ring at the top of this page. Download it, review, then take a full practice exam (or drill with the study guide and flashcards) to see where you stand.
